At Jane Elizabeth Architects, we have a wealth of knowledge and experience, from listed and period properties, where we provide heritage statements to accompany planning applications, to clients who require a new build or an extension as they need more space for their growing family or lifestyle changes. We must ensure any new design on listed properties will not affect the character of the heritage asset or have a negative impact. We can illustrate this by providing accompanying site sections and plans. We work with clients and really listen to their thoughts and ideas and then provide a realistic approach and advice on how to achieve the best possible outcome for their brief.
All residential properties are individual. We assess the site thoroughly and look at the context of the period of the property, the age of the property and how much restoration is required. If it’s a new extension, we look at permitted development guidelines and the impact on neighbouring properties and how the development fits within the street scene. We work alongside a number of specialists; whether it be ecology, drainage or transport consultants to finalise the planning application package.
We can assist in getting planning permission for complete new build projects through to current properties seeking a more sustainable alternative heating and energy source which will require planning permission for a new, air sourced heat pump and photovoltaic cells.

Project
definition
Clients considering a new project whether it be a new building, an extension or a redesign of an existing interior. We can help define and analyse a scope of works for the project.
1.
Initial design and feasibility
We can help establish if the project brief is feasible in both planning and cost terms. The next stage is to carry out a survey of the existing property or site and to produce existing floor plans, elevations and site plan. A sketch scheme will be provided with a feasibility for approval.
2.
Pre-planning
stage
Once a design has been established we can then progress this in more detail, helping the client to visualise colours, materials and the overall look. Pre-application, Planning, Listed Building Consent, Lawful development certificate and Prior approvals, all options available dependent on the project will be discussed and the process explained. Appointment of additional consultations may be required to complete the planning submission. Finally this stage allows the client to review the brief and discuss their program for the project.

Planning
stage
The drawings are finalised with accompanying reports in order to make planning submission. We always ask the client to approve the planning package prior to submission. We always keep the client informed during the application process and any developments throughout the application period.
4.
Detailed drawings and build regulations
We discuss the benefits of appointing a Local Authority or an Approved Inspector. A Structural Engineer will be required on most projects to assist the detailed drawing package. The detailed drawings will be finalised and technical drawings with the assistants from other consultants. Main Contractors are considered and a procurement route and program for the new projects need to be agreed. If the client wishes to go out for Tender with a number of Contractors we can prepare the Tender information packages and be a point of call for any queries.
5.
Construction
Once a contractor has been chosen a health and safety plan can be issued and all the information completed. The Building Contract administration finalised between the property owner and the contractor. We will visit the site and monitor both quality and progress, we always cooperate with the contractor and resolve any architectural queries.
6.
Handover
Administration of the building contract is concluded and a practical completion certificate issued. The ‘as built’ information is issued to the client, all works are completed and a satisfactory handover of the building takes place.

In use
The contractor resolves all defects and we issue a completion certificate the the resolution of the retention sum to the Contractor can be given.
